Agreement & Strategy

If we decide to work together, I put together a proposal for your situation. Fees agreed in writing. Then we map out the search strategy — areas, property types, priorities.

Property Search

Ongoing

I search on-market, off-market, and pre-market. You get a shortlist that actually matches what you're after — not hundreds of listings to wade through.

Inspections & Due Diligence

Per property

We inspect shortlisted properties. I dig into the details — comparable sales, building condition, strata records, anything that matters. You know exactly what you're buying.

Negotiation or Auction

1-2 weeks

Found the right one? I negotiate or bid at auction on your behalf. Strategic, data-driven, no emotional overbidding.

Exchange & Settlement

4-6 weeks

Contracts exchanged. I stay involved through to settlement, coordinating with your conveyancer. Keys in hand. Done.
